Conventional loans will cap at 10, but no limits with DSCR. Typically BRRRR investors use DSCR financing because of lower seasoning requirements. Conventional typically requires 12 months seasoning until you can use newly appraised value.

Typically construction loans require a good amount of experience. Do you have experience in flipping or doing BRRRRs? Most construction loan programs reuiqre minimum 5, sometimes 3 exits in the last 2-3 years.

Hi Shane,

It would depend on how much you can finance from the private investor. If the private investor is going to fund cash all the deal, most of time the investor would be offered a fixed interest rate or percentage of profit. If doing interest rate, one way is they can be a private lender and give you a note. If doing a percentage, they can be a minority partner with an equity split agreement.

If you are using them to fund the downpayment, you'd want to make sure you fit within the lending guidelines. For example, some hard money lenders will require that the person financing hold a specific portion of the LLC (20-30%+), especially if the funds are coming out of their account directly.

I've even met a couple of OH investors in SoCal, so I'm sure you'll meet them if you attend local meetups in SF as well. Hi Connor,

At 7.125%, it probably wouldn't make much sense to refi now even if you can get in the mid 6's. It's really hard to say how rates swing in the short run, but the expectation is that rates will come down. Since I presume you don't have a PPP, it's likely a good option to refi as soon as the deal makes sense number wise, potentially in the high 5's.

What is it worth and how much is the 1st lien? 35-60% is wide range, but if it's closer to 35%, I know a private that can help out for 12 months interest only. Happy to connect.

80% is possible but rates tend to hike up quite a bit, sometimes by almost a point. The property would also have to debt cover at 80%. Happy to take a look
