Hi Anna,

If you're looking for the best rates & terms, it's best for you to build credit history and be the guarantor. Alternatively, there are programs that will allow borrowers to qualify high LTV with either a US Credit score or ITIN. Otherwise, a regular foreign national program can be used, which are typically capped with 5-15% lower LTV.

Hi Victor,

How come you'd be only be able to take out 70% down the line? Are you saying you can't pull out 75% if it's not a primary?

If you can cover the higher mortgage payment and the leverage is worth the upside of getting another house, it seems reasonable!

Do you have an agent you work with? They typically have 1 or 2 contacts. You can also do a google search, check their reviews and interview a couple of them.

Hi John,

You could challenge the appraisal and see how it goes. Typically the revision forms allow you to specify description and reasoning. Also some lenders will go up to 125% of market rent, which should make it easier to qualify. There are also "negative" DSCR programs out there that allows you to go even below 1.0 DSCR. Finding a lender with either a creative solution or lower rates seem to be key here.

Hi Tim,

I've seen rates in the high 7s to high 8's for full doc programs if the property debt covers, high FICO, liquidity and property qualifies. For light doc programs, it 9.25% seems on par. May be a good idea to get another quote in case.

However, most institutional lenders have trouble lending in VT, so I presume options are limited.

Hi Jeremy,

Closing in a week sounds difficult especially if title, appraisal, escrow has not started unless you find a private lender that can fund it. However, there are plenty of lender out there that should be able to fund this in 3-4 weeks!
