Hi Sam,

It's hard to say without looking at the specifics (DTI, loan amount, investment/primary, etc), but it sounds like it could be lower given your good credit. Perhaps worth comparing with something else

Hi Sean,

There are programs out there for individual vesting. If you want to pursue the LLC route, you can actually expedite the process (pay a little more) and get it filed within a week. Either would work!

Hi Tom,

Usually investors use HELOCs for short term financing purposes like flips and BRRRRs. This is because HELOCs tend to have higher interest rates and shorter terms. You could possibly pencil out the math if you use HELOCs to purchase STR, but it's uncommon an investor uses it for a LTR.

Hi Stephen,

How opposed are you to keeping it as a rental? If you have positive cash flow with the HELOC, you can wait and collect cash flow until it sells or sell at a loss and move on.

 Either way hes not getting a loan . I know many out of country investors that pay cash in the Cleveland markets for years, 


Yes a lot of people buying cash but also plenty that are using financing in this market with DSCR financing. There are many programs out there for foreign investors and foreign nationals, each with its own requirements/qualifications

Hi Rod,

If you want to be lower than 25% on a commercial deal, you could structure a seller financing or structure partial bank financing with seller financing on second position.

Hi Daniel,

Are you talking about the DTI requirement? You could use some of the rent collected in the duplex to increase your income basis. Also, if you plan on doing rentals down the line, you could use non-conventional programs like DSCR that doesn't restrict you by DTI.

Hi Tony,

Have you gotten estimates from other title company? You can do a quick sanity check by getting another estimate. I'm not a title agent, but I presume there are fixed costs involved in any kind f services. So when the purchase price is on the lower end, the percentage tends to be higher because there are fixed costs involved.

Hi Andrew,

80% LTV cash out is out there, and interest rate jump up compared to 75%. Also, even with no seasoning, it requires some rehab has been done to use the newly appraised value.
