I'm adding more tenants to Cozy and I really like it so far. For a free option, it's great.
Aside from Cozy for tenant managing, I use Podio for my dealflow and overall property managment. It allows me to track my portfolio from deal acquisition through management.

Let's play devil's advocate and say for a minute that the buyer isn't being honest with you. Why do you want to force them to close with you? They'll find another way to get out of the contract (home inspection contingency comes to mind). Just return the EM and move on finding a new buyer.

@Nick Gray I've had the same internal debate for a while now. I went to the same undergrad as you and am in a similar position in terms of solid W2 income while investing on the side. My plan is to suck it up for a few more years until I can fully replace my family's W2 incomes with RE.
Just come up with a freedom number and leverage your income to get there.

1) Loans are repaid
2) If the equity investors have not received their rate of 9%, they will be made whole
3) Seems like investors get 25% of the remaining profits with 75% going to sponsor.

Make sure you're versed on the laws in your state. Some require the security deposits to be held in separate, interest bearing accounts. Others allow you to pool all the money together.
Just make sure you know what your state requires.
