I think the problem is wholesaling attracts new investors because most people think they can get started with little or no money so they watch a couple videos and jump right in head first and don’t even know what they’re doing. It will probably never change, people will always gravitate towards “get rich quick schemes”. At least there’s some of us out there that are professional and sing it right😎

That’s messed up, I always say real estate is a business based on relationships...that buyer will have some bad karma for sure and you learned who NOT to sell deals too...I say let it go and get another deal and when you do sell it it to me instead😁

Get into wholesaling, use wholesale profits to buy rentals...eventually you’ll make contacts and meet people with money and then you can wholesale/fix an flip and use profits to buy rentals...that’s what worked for me Good luck
