Call their ads, meet them as a prospective tenant first. Check pics and write ups. Do they suck? Later, CALL as a prospective landlord. See if their story lines up with their actions. Ask about fees etc. Especially hidden ones. When you find a good one, and it will likely take a long while, embrace your free time and enjoy earning 90% of what you used to for doing (hopefully) ~10% of what you used to.

Definitely find someone in your market to learn from. Partner with them if you can, keep in mind, partners need to have dissimilar skill sets/ strengths. Example: two broke carpenters still can’t build a house without a money guy. Larger the property the more amplified results generally are. Good, and bad. Example: swing as hard as you can off the tee, you’ll either run it 350 yards or leave your shoes behind when you wiff on it. Cheers

I’d take the deposit if jurisdiction allows it. Return it after a quick walk through when Fido changes fire hydrants.

Highly recommend the book Pitch Anything by Oren Klaff. Especially before you load up a slide show with 86 lines of stats.

@derrickE not everything is that expensive, but any lot in Regina or Saskatoon is minimum $135. Even knock downs are $150 on a 25’ lot now. Beautiful province, stop by some time!

Tough for my brain to process this as there isn’t even a 25’ lot for less than $135k in my town. I spent more than $7k on my last guitar!

I use TVS for credit checks. They also have a form for signing off on reporting payment details (like lates, non payment etc) to affect credit score

To put things in prospective, we put a monkey in space 50 years ago .... and still can’t get this app to not constantly crash.
