A oilfield service co I used to work for used powdered Tied and a pressure washer every six months on the shop floor. TSP would likely work also. Or Brake Clean.

She’s useless, give her the Reebok. I’d of had the place emptied, existing floor demo’d, & 3 painting / flooring quotes in 48hrs or less.

Hiring people who only work after the regular work day eliminates professionals and allows a max of ~4hr per day to complete tasks, meaning 50% of a work day maximum (or 2x as long). Taking 2x as long as required to complete a turnover is unacceptable. Pay people to make your life easier, not harder. The fact that you had to (and were able to) step in and shave the timeline for this company says only one thing: they’re poor service providers. If you’re going to be booking trades and calling gardeners etc you might as well self manage and pocket $ for your time, don’t pay people to be incompetent.

Fire your pm. They work for you, not the other way around. Using a handyman for tasks like flooring at the expense of a week of showing / vacancy is poor management. I pay people to save me money, not cost me money.

Anything cheaper than an architect I would do (including pay the neighbour for 33sq ft) if it was a for sure thing.

If they don’t remember you, a blank backside isn’t the reason. A catch phrase may help, but a more genuine connection will help a heck of a lot more.
