Spot paint where needed. If it’s high wear & turnover throw up a chair rail at ~42” and paint below that only at turnover. Saves ~50% time

Add something similar to this to your lease: The Tenant covenants that he/she will not allow refuse, garbage or other loose or objectionable material to accumulate in or about the house and/or yard of the said properties and will at all times keep the said premises in clean and wholesome condition. At that point it becomes a fairly generic notice of breach, detailing section number, timeline to remedy, & consequences if non-compliant. Your town likely has a bylaw prevention refuse / storage in front yard. If your lease is currently lacking reference the bylaw for now.

Ron, fire me a message, I’ll let you buy me a coffee next time I’m in town (10 days from now). You won’t find much of anything in Regina worth a look in the low 200’s. Mid to high 200’s ... maybe. Unless we’re talking condos, in which case I wouldn’t take one if you paid me! And honestly with the soil makeup, I stick to saskatoon. Is this your first go at a revenue property or do you have a few already?

I do suited houses almost exclusively. One of my best performing assets was a ugly 2up 1down bilevel that is now a much nicer 3up 2 down. a ~12x12 raw laundry room in a suited house is a bedroom ~$3,000 later. Regardless of if it’s suited, make sure the bathroom is laid out well enough that a 60” double vanity works. Always double vanity.

Require a confirmation text 2 hours prior. No text, no show. Instruct them to put a reminder in their phone for this with your contact info. Instead of open houses, take that same 45 minute window and book everybody in it. So they know they have a specific time, they just don’t know that you’ve booked 12 people in a 45min window. Pay attention to curb appeal also. Some may be driving by and saying “no way”.

Daan, consider Saskatchewan also if you’re looking at the prairies.. much better RTA and currently it’s a heck of a buying time. I grabbed 3 more units last year and am hoping to pick up 4 more in 2018. One word of caution: take the latest CMHC reports for anything prairies (MB -> AB) with a heap of salt. They were far outside anything I would consider “accurate”. If you want to chat more just message me and I’ll make some time to answer questions. Cheers

Not accounting advice,... I believe the standard is a “reasonable expectation” of earning income from it... so 37 books and no property may not be viewed the same as 37 books and actually buying.
