GDP increase -> jobs increase -> people increase -> rents increase -> prices increase. Throw in city/ jurisdictional specific factors like major employers and legislation affecting them etc and you’ve got your system. Don’t buy based off beard length, homeless guys have beards too.

Check w city bylaws also. Although some never enforce a ban (if there is one). And then,... confirm your insurance co is fine with it also maybe. Last but not least, make sure they’ve got some common sense, especially if they’ve got teenagers who probably don’t.

Almost forgot, highly recommend get familiar on illegal vs non-confirming. Two entirely different and often misused terms. Do NOT run cash flow numbers including basement suites on a side by side. With vacancy at 10%+ ... it’s unwise to say the least.

Jesus, congrats on finding the group. I’ve been investing almost exclusively in Saskatoon for over a decade. 3up 2 Down double detached 1200 sq ft Bi-level on subsivisable lots is my bread & butter. Let me know if I can help.

Depending on market, you may be wise to get them out, stage appropriately, and list/ sell that way. Staging often pays for itself 2-3x over.

Throw a lockbox with a backup key at each location? I like the kidde ones & have them half hidden outside at each property with a backup set in each. They say they hold 5 keys but you can definitely stuff 8 ish in there

There’s gotta be a way to only pull a board or two for updating elec & use a holesaw (or pull another board at the top) to pop in an access for the insulation guy.. is this a flip or a long term hold? Ive never done blown in on exterior walls (though I do have one home from ~’46 that definitely has it) just because it settles and in the cold here it sucks, you get a ~20*C spread from top to bottom on a 9’ wall. I mentioned using it as a feature mainly because if you’re trying to maintain some of the character of the time period you may be able to make it work but if for example you’re turning this into a modern designed / staged home exposed planks may not really fit in. I always look for a way to turn an expense into a profit zone. Featuring the planks may do that, may not depending on application

I use a digital deadbolt from Schlage on everything. Even garages. I set one master code for me, tenants choose their 4 digit code. I go Schlage because they use a 9V vs AAA batteries and when it’s -40*C they still actually work (mainly because use physically slides the bolt) , the AAA’s don’t when it’s that cold. Really interested in trying the Kevo system soon too though. The gen 2 product looks quite nice.

Sounds like a lot of fuss for insulating. That said, everything, even still air, has an R value. I don’t know what your overall design is like but I suspect paying for blown in vs. batts probably isn’t worth it for more than a small area.... and if you can make that small area an interior wall that doesn’t need insulation anyway, even better. If it fits, expose the shiplap on one wall and make it a feature. But don’t do it without appropriate (~3x) return. Just my thoughts.
