If their income is too low and you fail to get a co-signer you can consider yourself their co-signer. Meaning: you’re gonna be the one left holding the bag. I put zero faith in personal references, and not a lot in previous landlord references. Most landlords/ pm’s aren’t nearly as engaged as they should be. Work references are of absolute importance to me.

If renting by the bedroom, supply wifi @ $20/ person monthly. Definitely parking spaces, move the back fence up your required length, gravel it, cuts down on grass cutting and provides monthly revenue. If you do paid laundry definitely go with a pre-loaded card system, not coins. Never fails some idiot finds a screwdriver and tries to steal the $9 in the coin opp and it needs repairs. Lost cards just increase revenue.

If you do buy a condo style unit, concrete dividing walls is fabulous. Way better sound proofing that a couple 1/2” drywall sheets.

I would Sign the lease with the ABC, have C sign a forfeit of lease when they go, have D sign on original lease when they arrive.

Consider an email only approach with an auto responder. You’ll want to keep your questionnaire extremely brief for a C class property. I’d say 5 Q’s or less. Personally i use 10, and they don’t get my phone number until I call them to let them know they’ve been accepted. But I don’t do C class.

I use schlage. They take a 9v battery as opposed to 3 AAA’s like Weiser. They also require user input to lock/ unlock (ie: don’t use battery power to operate that). Batteries guaranteed for 3 years, I change them annually. And it’s a heck of a lot colder for longer where I am too. Set a contractor code same for all, change it as you see fit. Set your landlord code same for all. Leave a spare key in a lockbox (I use kidde ones) on site. Anyone licensed / bonded can use the contractor code Rejoice, Problem solved.

11 units right now. And I’m pretty comfortable with that number actually. May add a couple more but I’m able to be picky now so I’m in a good spot overall. They’re all 5 hours away, but only because I moved 5 hours from them ~5 years ago. Here in Canada 5 hours isn’t even the next province!
