If they touch it, see it, smell it... it has to not suck. You don’t renovate to an “A” house in a “C” neighbourhood and you don’t do the opposite either.

In my area the zoneline setup is used in basically all new apartment style condos (of which there are hundreds and hundreds). One in the living room, separate one for the master bedroom is the usual setup. They are effective and easy. If you’re doing anything studio style you could probably get away with 1 unit. Not familiar with that specific hot water heater.

Small world, couple of Saskatoon folk in he same thread! I’ll add my favourites here: -adobe PDF reader. Free. Easy to sign docs this way. My on site guy now has an iPad for lease signings this way. Paperless - property evaluator. I think I paid $20. Don’t start with the cheap ones, you get no credit when you ungraded in steps. Allows super quick property pro-forma creation that looks professional. I don’t pitch much these days but this is all you need for it. - Dropbox. Again, paperless is so nice. The last two mortgages I’ve done the bankers both said it was amazing how fast I would have docs to them when they asked... all sorted in my Dropbox by property address.

Can’t go wrong with grey house, white trim, pale yellow or red or black (in cases where heat won’t warp it) or even white door. I’ve used a dulux colour called “grimmys grey” a few times. It’s fairly medium grey, can even go lighter if you want. Last door I did was a charcoal colour and combined well with that.

Every single time i painted I say “never again”... I didn’t actually know it was possible to be a terrible painter until the first time, problem is now I’m actually decent at it.

Flush is a 5 minute job. Kill the inlet, drain a gallon or two, open the inlet/ fill, drain a gallon or two. Done. Pay attention to your anode if your water is that hard, it’s a $15 part that can make a big difference too. If your water ever gets stinky for no reason, likely replace your anode.

There’s no reason you shouldn’t be able to cash flow $500+ monthly on a suited home and experience 10% + annual appreciation,.. if you’re willing to force some of that appreciation.
