Did I read that correctly that you’re being told property management and maintenance aren’t included in cash flow calculations?... why the heck not? That’s like saying “$500 monthly cash flow.... it that doesn’t include mortgage payments...”

If you’re takin pets, add a pet fee, put “PET FRIENDLY” as your first headline words, inspect monthly for the first 4 months, expect a surprising number of “im a dog trainer so my animal is exceptional” responses since calling yourself a dog trainer is as easy as grabbing a saw and calling yourself a carpenter, and ALWAYS meet the animal - preferably at the showing so you see how it reacts in a higher stress situation of new people and new noises etc. Nearly 10% of my income comes from additional charges for adding animals. I target pet owners almost exclusively. Glad to help if you need anything.

I wonder if they used a perforated pipe without the sock on it... my understanding is these usually have some crushed rock over a perforated pipe with the liner over it to prevent dirt plugging it up.

I know that was directed elsewhere but I feel compelled to stick my nose in... keep in mind, both individuals listed on the lease are responsible for the duration. That’s what legal contracts are for. You’re under no obligation to even entertain otherwise. So certainly don’t feel pressured to do so. I MIGHT be willing to let them out early IF all rent is paid on time in until I could find new tenants AND the unit was returned in spotless condition without incident. ... short of that it would be the stick, not the carrot. And if the previous mentioned happens without hassle make sure to have them sign a forfeit of lease so Alice doesn’t try and move back in (or not leave). In spite of your brutally biased against landlords Act over there you’re in a solid position here.

Bobs lawyer is just trying to get bob off the hook. Joint and several. Look it up. I like I remind folks that judgements against them, registered at Court of Queens Bench, will become a publicly searchable document & hinderance to many things including but not limited to: - obtaining utilities in their name - obtaining a loan -obtaining the latest iPhone on credit -obtaining future housing -obtaining employment Bob can continue to pay his friend to pretend he’s a lawyer (or maybe he really is?), but he will lose this judgement if your paperwork was and continues to be impeccable.

I wouldn’t be implying anything about marriage until after the paperwork on that has been filed personally. But that is up to you! My initial thoughts if I understand correctly: 5 years owned, 1 of which included you squatting there. So let’s use round numbers, assume $100k equity: $50k to dad, $50 to daughter (10 per year if my calculator tells me the truth)... split that last year where you squatted, so 45 to the bride to be & 5 to your banker. Or just give her the whole 50 and tell her to buy her own ring if you really want to kill the romance.

If you choose to give a reduction, make it contingent on prompt pay and zero lease breaches. Example: reduction is applied to month 13 rent AFTER confirmation month 1-12 are spotless.

Deck is cheaper, far easier to fix, nicer work (concrete is hard labour, especially demo), and any handyman with 10 fingers qualifies to do it basically. Grade it properly first, decks are permeable.

I do suited houses mainly, backdoor is a different electronic lock for basement tenant. At the one single family house I’ve currently got it has an attached garage (entry through there only), I did the electric bolt on the garage man door, standard exterior locking knob on the man door separating garage from house. I have my lockbox hidden on site with a backup key (for each)if I need it. In some cases, I’ve actually gone so far as to removed the cylinder out of the non-locking knob. This does two things: 1- looks like crap 2- forces them to lock the deadbolt to hold the door shut I’ve only done that with DEtached garage man doors that I rent as storage. Using this system only once in 11 years have I had a call at 3 am about being locked out. He was too drunk to remember his code. ... the next day the following was added to my lease (notice it says REQUEST of service, not just service): 6.30 The Tenant covenants to pay to the Landlord $100.00 for request of service of unlocking doors to the said premises between the hours of 8:00am and 8:00pm and $150.00 after 8:00pm and on weekends or holidays. This service may not be available at all times.
