If it shortens the life of the item by a greater amount than the duration of their stay, it’s damage.

People will treat you exactly as you allow them to. There’s a continuum from Ned Flanders to Tony Soprano. You can only move one way on that continuum. You seem to be stuck at “Ned”... start dialling in uncle Tony.

What’s your target audience? What’s your desired lifespan for these? Is this a multi unit building? I do suited houses, generally my tenants are in the last 3 years of undergrad or first 5 years of employment in a career. Ikea works (soft close is a great idea for multi unit buildings). I’ve also used pre assembled Lowe’s units that were less impressive. With my demographic, dovetail joinery makes zero sense. Adding a built in cutting board for them to grind stems on is a bigger selling point than any dovetail.

Never price yourself into an additional part time gig. Regardless of if you do it, budget to hire out. No exceptions. If your goal is to gain a part time job the classifieds are far easier.

One follow up suggestion, sign up for tenant verification services (google that), they have a form you can get signed releasing you To report payment status to credit agencies... I also use them for credit checks when required. Hella keep people a smidge more honest if they know being late/ delinquent results in a credit hit.
