For a flip, keep the tub. You’re eliminating too many people (especially if this is a starter home) without it.

One I didn’t see listed is the Federal Government. ...Meaning taxpayers, most especially those in taxpaying provinces. They’ll jump right in with you as a partner if you’re a 1st time homebuyer crying the blues over detached home prices. ..because of course everyone employed 36.5hr/week or more should be able to afford a detached 3 bed 2.5 bath (usually new build) house no more than 15 minutes from downtown in all major cities...

Here in Canada refinancing is easy, I buy with 20% down on a variable rate mortgage and my max penalty for paying out early is 3 months interest (in my case that’s around $2,000). Combine that with a 2 or 3 year term and usually I just pull $ out at renewal. Easy stuff.

Saskatoon Saskatchewan Canada. I target pet owners, specifically dog owners. Even with average vacancy in the mid- high teens city wide I’m well below 2% for the last decade. First two words of the headline are PET FRIENDLY.

My current fee is $100/dog monthly and $50/cat monthly. I used to get double that before my local market slump.

From the sounds of it he isn’t getting a contractor discount anywhere, offer to buy the supplies and have them on site so he’s out nothing to start with. When he’s progressing nicely pay 50%, when he’s done inspect it and pay the rest.

Paint is something that is easy, but absolutely can be done poorly too. I’d give him a room or two and go from there

At minimum, go buy a house that legitimately cash flows enough over the next 5 years to make the car payments.
