That is the practice, yes. The possibility is at their discretion. I’ve never known of one being recalled at random, have you Roy ?

I have every property set up exactly as you describe. Worth noting, heloc can be recalled at any time. So have a plan to pay it down, not just leverage it.

Not exclusively, but I rent to a high percentage of them. No first years, ever. Lease turnover is August 31, parents co sign, pull parents credit, check kids work refs, and you’ve gotta match student types within close proximity (side by side or up/ down). Example: engineering grad student with a vet works, engineering grad student with your basketweaving/ undeclared year 2 likely won’t. Their week day fun ratios don’t match.

Specific application dependant. What are your worst features currently? If they see it/ touch it/ smell it it has to not suck. Additional to that, clean cannot be overstated. You’re shooting for a feeling they get from the moment they drive up. That feeling has to be positive at every turn. For example purposes, this is why renting a basement suite in a bungalow with 18” windows will always be tougher than a similar bilevel, it “feels” like a basement more noticeably. They walk in and go down 13 stairs then have crappy natural light = negative feeling.

Caveat emptor. When exactly did the pipe collapse? From what you describe sounds like it may have been after he purchased it. He certainly had the opportunity to inspect (including the furnace and sewer) and didn’t... caveat emptor. Poor luck, but preventable on his part. On your next flip, scope the sewer if you’d like to avoid these calls in the future. And if I were you, I’d scope it BEFORE you buy, just like this guy should’ve... caveat emptor.

There another factor I didn’t see mentioned... pull your score from multiple sources and you’ll get multiple numbers. I’ve had them up to 240 points apart in come cases here in Canada..

Your price is too high or your ad copy and pics are phenomenally misleading (painting a beautiful picture the property doesn’t live up to). Short of having a brutal on site person that’s all you’ve got.

You’re going to be signing a personal guarantee anyway. General rule, it doesn’t make sense to use a corporation unless you’re buying with partners or a larger asset like a 12 unit or similar. Go read the BDO blog, they’ve got great info on this that goes from beginner to high level.

Buy a 56” and leave it 16” from the door, you can use that area for a smaller / shallow item. Setting it 16” away should allow the swinging door to clear.
