In that situation, I would definitely screen the boyfriend before he goes on the lease.  If he passes screening, shouldn’t be too bad considering it’s a M2M lease.  If he fails, that would be an issue.

PS, make sure you don’t share anything you find in your screening process with your current tenant as that would violate expectations of privacy and could be a lawsuit.

In that ESA case, Chen (landlord) won.  Not sure if his counterclaim for  $14k in damages (attorney fees and lost rent mostly) was successful though.

From my experience as a homeowner, I found them difficult to work with, and not worth the hassle.  Had a failed a/c unit and they wouldn’t pay for 90% of cost of coolant on the repairs.  The coolant (Freon system) cost so much that it was more economical to just upgrade the whole system.

What kind of Lambo? I always thought a classic Countach would be cool.

Seems to me if they want to make major capital improvements, they should buy rather than rent.

Make sure you are only running comps of other haunted houses.

SOW would be different with each property.  I know that @J Scott wrote a pretty good book on the process though, (just finished it this weekend), and I would recommend starting with that.

Are rent rates really that low in  Ankeny?  If so, let the other folks take the risk and only buy at prices that make sense.  Sounds frustrating, but better to stick with the numbers that work than to lose $$$ right?

It might not be illegal, but I really doubt multiple REAs will be willing to work with you like that if they are covering the same territory.
