@Martin Neal I think that’s what appeals to me the most is to get the experience out of it and also benefit if done correctly by pulling out the capital and reinvesting. I’m leaning more towards financing it with private money paying for the rehab through a partial loan extension and cash and then refinancing it with a conventional lender. Though there still a part of me that says I should just buy the property cash.

@Michael Kiley Yeah I am almost completely through it. I’ve also read his other book on long-distance investing which is great. He does mention saving up enough cash to buy the property for your first one however of course there are a few methods of acquiring a property with minimal down and having a hard money or private money lender on the property for the first mortgage and then refinance it with a conventional loan.

Hello I wanted to get some general feedback since I am new to real estate investing. I have saved up a substantial amount of money and I am able to put a down payment on a property as well as pay for rehabilitation costs. I’ve partnered with a much more experienced investor to help me get started.

My question is would you BRRRR on your first deal? Would you go the finance route or wait until you can pay cash?

Hello I am currently in the process of finding a hard or private money lender to get preapproved for a purchase that will happen here in the near future. We are looking to make a relationship with a lender that operates on a multi state level. I am located in California but will be purchasing property in Kentucky in the next couple months. @Chris K. Thank you very much Chris, that’s what I expected. We are working on securing the attorney in the state where we want to do business and begin constructing our operating agreement remotely. Thank you very much for your input.

Just a general question when creating an operating agreement for a new LLC does it matter if you have an attorney in the state you want to do in business complete the agreement or would any local attorney work for that job?

Hello BP I am a real estate investor from California and I am looking to find some like-minded individuals that would be open to investing out of state. I would prefer that you live in California but it is not a requirement. I am looking for someone with a strong work ethic and is committed to this path in real estate. I am currently looking for properties throughout the East Coast.

I’m hoping to create a group of like-minded individuals to share strategies and keep each other motivated.

The type of people I’m looking for are reliable and driven to create a successful business for themselves. Legal documents are required since all JVs are conducted under a business entity with operating agreements. I am looking for individuals that have capital and knowledge with the desire to make real estate part of their daily life.

I'm looking for someone who is willing to BRRRR a joint venture on single family home and possibly bigger projects for multi family properties.

@Daren H. That makes sense, thank you for the recommendation as well. I will definitely look them up. I’m actually interested in the Texas market as well, right now we are looking in Kentucky. One of my business partners has properties in Texas, maybe there will be an opportunity to go in on a deal together.

@Taylor L. That’s a great point, it would definitely be useful to have a second set of eyes that are more familiar with that process and possibly (preferred) the location I’m investing in.

I will be setting up professionals in the area to help me manage the properties. Unfortunately at the current location that I’m interested in I don’t have anyone that I personally know there.
