We just kicked off Phase One of a long-term industrial real estate play in Southeast Texas and wanted to share some details with the community here.

We’re acquiring a 10.6-acre site that includes an existing industrial warehouse, office, and laydown yard. The property is strategically positioned near major refineries and industrial operations, making it ideal for triple-net leasing.

Phase One Highlights:

  • Purchase Price: $2.05M
  • Structure: Existing improvements + stabilized land
  • Strategy: Lease to regional operator on a NNN basis
  • Immediate Cash Flow: Rent begins Day One
  • 5-Year Refinance Target: $3M
  • Location: Nederland, TX (industrial corridor with strong tenant demand)

We’ve structured the acquisition with a clear 5-year exit, conservative underwriting, and a focus on strong fundamentals over speculation.

I’m open to connecting with others doing similar value-focused industrial deals or structuring lease-first acquisitions before development. Always looking to learn from others in this space — and happy to share what we’re seeing on the ground in Southeast Texas.

Has anyone here worked on similar triple-net lease structures on industrial assets? I’d love to compare notes.

@Erik Estrada potentially, we will have our leasing agents conducting their efforts to attract tenants and position the property to receive income. Ideally, by the time we reach the closing date.

@Erik Estrada this is for a existing commercial building that has three units, one is occupied while two are currently vacant.

Thank you. Just to clarify this is a existing building that has three units with only one occupant. It is a mixed use commercial building that currently has a hospitality unit, a retail unit, and an office space unit.

Hello, we are looking for a mortgage broker to help us secure debt for a mixed use commercial building in San Francisco. This is an existing building with three units, one unit is occupied while the others are vacant. The property is an excellent condition in a great location. We are raising the equity from our investors and are looking for around 5 million in financing. We have established the team and have all available pro forma's and financials available. Please reach out if you are a mortgage broker or a lender that would like to potentially partner with us to acquire and reposition this property.

@Amy Heitner thank you, yes, that is great advice. We are working on setting up more meetings with potential investors and their referrals. I had not considered an incentive program though. we have a few investors now and we are trying to find ways to meet more. I find it really difficult with social media to get anyone to interact with my posts about real estate. Are there any groups on social media or strategies you'd recommend?

@Chris Seveney thank you for that, that is good to know. I've been debating going to a few conferences across the country, but had a feeling it would be tough to find investors there. We have a project coming up that we may consider a 506C syndication to advertise for the investment but would like to have a good investor pool being established. We were able to raise a substantial amount through family, friends, and associates. We are just trying to widen our reach.

Hello everyone,
I hope this is the right area to post this. My team and I are in the process of structuring a few deals that we will be looking to raise capital for. There doesn’t seem to be many local meet ups in my area so I am looking for any other suggestions on how to connect with other investors or find passive investors for our projects. Can anyone recommend any good conferences to attend or ways to find more equity partners?
