@Nick Marsch Hey Nick! I manage 5 units for college students now and Cozy.co has saved my life. What a fabulous FREE website for landlords. Use it for all money transactions and screening for your tenants. The tenant pays for their own screening. Also, we've spent a few hundred on our lease. It's a rockstar lease that we've revised a bit ourselves but like the comment above, it's state specific so see if someone can help you get a lease for your state and tailor it to college kids THEN have an attorney review it. This is not a quick thing to do and it will be expensive but I'm so happy we've done it - it's awesome now!
Build a team list with the help of BP - ask locals in your area on BP to recommend a handy person. If they are good, they'll recommend many sub-contractors for you.

Hi @Account Closed Thanks for your input. My business partner and I have completed Seth's course and are still struggling to have any success. We have had small wins - phone system, website, all working and having mailed around 1,000 open-ended letters, received about a 3% response. For one reason or another, mostly cost of land, none of the deals have worked.
Is the Land Geek program specific on areas to target? That seems to be our main issue and we don't want to toss $6k at a Flight School if that isn't even covered. Thanks for any input!

Hello! I'm in Arizona near UofA and although we post with all of the major vendors, 90% of our calls and later tenants have been through Zillow. Could be area specific, but that's what we've found. Best of luck :)

1.5 for me as well for our college rental units. The last group 'destroyed' our carpet but no problem, they paid for it all and now we have nice, new carpet again. No skin off our back! I actually love renting to college students and yes things get a little damaged, but we just take our contractors bill plus the cleaners bill and have verbiage in our lease to deduct all repairs costs out of their security deposit upon move out.

Hi @Tracey G. - I had the pleasure of inheriting tenants in a college town recently and it's good to read about the estoppel. I did not do that, but wow, good to know! Unfortunately, their current lease stays fully in effect so that's not too fun. I use a program now called Cozy.co for all rent payments (and tenant applications/screening when these current tenants move out). I LOVE this program, easy to use, no cost to the landlord. Anyway thought I'd share, but hang in there til they move - it's not ideal, but not forever!

Hi @Joshua D Black - We own 5 units in Tucson, rented all to college students, and have been very fortunate with this area for investing so far. If fact, it was a BP member who literally got us our 4-plex. I agree with the members above - every market has some level of risk vs. reward. This town may require a deeper level of homework but wow, it's been worth it for us. Plus, as I am learning about rental properties, I'd certainly rather take some hard knocks in an area that won't bankrupt up vs. California where I live for example.
