Exactly. Everywhere I've looked south of I-20 is renting for about 0.75% of purchase price. A rent payment isn't enough to cover the DSCR payment, HELOC payment, tax, insurance, and maintenance. If it could even break even, I'd be fine not cash flowing as long as I was building equity. But it's looking like a long-term rental is not going to be the best approach for the area I'm looking at.

The other thing is that the seller did not disclose cracks in the foundation on his Sellers Disclosure sheet.

for newbies who are just starting out in REI, is it advisable to start the REI journey from the Mult-Family category of things, or is it a smoother lift cutting your teeth first with single-family residentials?
