What is the best way to get a NNN commercial property under contract myself and what is the best way to find one off market? Thanks in advance

@Meryl McElwain the target will be someone with a problem needing to sell quick for cash..examples will be death in family, job loss, or job transfer, unwanted inheritance, or out of state inheritance. Something along those lines. However, that profit in my opinion is very steep. Wholesalers have a bad rep because they tend to get very greedy, instead of actually helping the seller and end buyer. Your job as a wholesaler is to please both . join facebook groups, research on youtube and best of luck.

@Rueben Exantus If you can not find a buyer, check your numbers. If you are certain you have a deal, consider doing a JV with someone with more experience and a network of buyers. @Jay H. It's a mf development in bronx, r8 zoning over 28k buildable. What contract can I use?

My goal would be 5 + commercial or more deals a year, and wholesale a residential property each month for the entire year. Also to aquire a few rental properties myself, and of course I have a few personal goals. To become more fit, and make it a priority, spend more time with family, and stop smoking.

@Matthew Baltzell as a wholesaler, my biggest frustration is finding deals, and buyers not getting back with me after they say they want to buy a property.
