Hi everyone.  I started a lead generation/wholesaling business a couple of months ago, and I'm getting lots of really great leads.  I also work a full time job, and I've been looking for motivated people to help.  Anyone know where the best place to look for what I need?

We are a high-performance real estate investment team on the lookout a full-time real estate acquisitions specialist. You’ll hunt, prepare, and close deals, and ensure each transaction is smooth and successful. Compensation: Commission equal to 50% of NET profit on wholesale fees or equiavalent for properties purchased by my company.
Responsibilities:
• Respond to all leads in a timely manner to drive business forward
• Manage leads and follow up through daily CRM use to update and stay on task until deals are closed
• Prepare letters of intent, real estate market research reports, partnership models, contracts, due diligence documents, and other business administration paperwork in advance of real estate transactions
• Liaise between buyers and sellers to ensure a satisfactory transaction
• Use market trends, comps, data research, site walks, and outreach to assess property value and condition
Qualifications:
• Exceptional communication skills, both oral and written, with extremely strong phone skills; ability to set and close appointments over the phone
• 1+ years of experience as a real estate specialist in real estate acquisitions, land acquisition, or real estate sales is highly desired
• Knowledge of real estate is a huge plus to the position
• Must have a willingness to learn how to buy a property as a cash investor

I'm on the cusp of retiring from military service, and I'm contemplating moving my Thrift Savings Plan (TSP) to a Solo 401 (k) after retirement. The goal will be to use the Solo 401 (k) to buy Turnkey Rental Properties to be held indefinitely by the plan. I understand that all money for the deal must come from the plan, and that all money from the deal must go back into the plan. My question is has anyone done this before, and are there any pointers to make sure I can maximize my gains by doing this?

@Clint Sams there's a local meetup group called Hampton Roads Investor Group that is run by @Erica Osborn, @Claudio Valdivia, and @Taylor Hudgins.  Great group with lots of activity, and regular content.  Check out there Facebook page, or look them up on Meetup.  Shawn Bowen is also a local Wholesaler who has a very active Facebook page as well, Full Circle Investment Group.  He puts out regular content on there.

One example would be that 401(k) plans do allow for loans of up to 50% or $50K whichever is lower that can be payed back over 5 years with interest.

The rules are different for a self-directed 401(k), correct?

@Julie Marquez being a military member myself, the clause is to allow military members the right to break a lease in the event of a deployment or PCS.  It does not apply to anything in the lease agreed to as a "fee".  It does cover security deposits, but if there are necessary repairs, those should be accounted for.  There are still requirements for notice though.  Here is an overview:

@Bastian Kneuse it all depends on the type of system it is.  Since it was built in 2007 as a subdivision, I'd like to think it has one of the better systems.  As long as it's clear in your lease that it is the tenants responsibility to properly maintain the system.  Here are some links that might help:
