I would say that you aren't necessarily "supposed" to hide your identity or avoid living in the same place you rent out. It comes down to how well you handle the situation and how well you screen and find good tenants. If you do the work to find good tenants, and you create a professional relationship from the start, you can avoid the need for secrecy.

I know many landlords who live in the same property as they rent, and they are effective landlords without hiding their identity. If, however, you fill the vacant unit with trouble tenants and/or you are not good at building a professional relationship with tenants, you can be in for a lot of issues. However, I'd argue that you need to learn those skills regardless of if you live on-site or not.

"Treat your tenants well, at the end of the day they are buying you a building!!" @Chris Masons I like that one!

@Dustin Cook If you are still working on education and just beginning your journey, I would incorporate your journey. You might not be able to blog as an expert in the industry but you can still create a credible source of knowledge from the journey you currently take. DM me if you want any help brainstorming it out, I have a good number of years of experience writing professionally.

@Jeff Filali "A lot of people are losing money on deals and don't even realize it because a property may be cash flowing positive, but they're not figuring in the value of their time invested." That is excellent advice!

@Elaine Fawcett that sounds like a frustrating scenario, especially if your own instinct would have been correct. Screening is probably one of the most invaluable tips for any landlord!

@Steve K. That sounds pretty life-changing. Also, kudos to your friend! That's a great success.

@Michael Hayworth That is a great percentage on auto-draft!! How do you set up the auto-draft? Straight from their account into yours?

With so many landlords on here and so many good tips always being shared for newbie landlords, I'm curious what has personally been the best first few pieces of advice you got as a landlord?

Conversely, were you ever given bad tips or advice?

@William Kelly I'm glad it worked! That's crazy that the icon wasn't there, makes it harder to find for sure hahahaha.

@William KellyAt the top right hand side of the screen, there is a little bell icon. If you hover over that that you have the option to choose "Manage Alerts". This will take you to a page with all the keywords you set up. There is a tiny, tiny red trash can to the far right of the keyword. If you click the trash can it will delete that keyword. You can also manage how you are informed of the keyword, e.g. via email, sms, etc.

If you still need help, let me know I can send you screenshots of how to do it.

Have you ever been to Roatan? It's gorgeous and you can get great deals on beach rentals. It is as least worth a week long visit to see what you think. You can get by on way less than 2,500 a month there for a condo rental.

West End is my favorite part of the island and I never had a safety concern. I'd fly straight to the island though as mainland is sketchier.
