I am investing in Indy now. Use Joe Wallace at Horizons Bank. Let him know I referred you and he will hook you up. He just wrote me a mortgage for a purchase price of 61k. I also used Forum Credit Union this fall for a purchase price of 49k but their rates and less favorable than Joe's right now. Send me a message and I can connect you two!

I use a broker, Ashley Brown from Conner Insurance. She is amazing. I actually work in insurance claims full time and she is the only one I trust to do my insurance.

@Dylan Cocco welcome to Indy! I live in Indy and I invest there as well. As far as agents you can't do better than Dawn Whalen. She has dome more for me than any other agent I have ever worked with. She is born and raised in Indy but works all over the state. Send me a message and I can send you her info and tell you some more

@Gil Keren, I think it depends on the year of the house you bought and the strength of the systems you have in place. I live in Indy. A lot of the houses like that have a lot of little things go wrong until you have them fixed properly not the cheapest, throw a bandaid way. If the house is newer, less expenses. Built in 1920? Have a higher limit. I've also seen homes owned by landlords v private owners have much more issues due to the bandaid thing. Have a good PM and realtor who can help you spot things. I like to over estimate repairs/capex the first year of a home and then adjust later.

@Kavian Karami Ashley Brown with Conner Insurance has done all of my properties and primary residence. I would contact her. I don't have a tri but all my single families are about 60$ a month and my residence is about 50$ a month.

Hidden truth home inspections is the best inspector I've had. She is very detail oriented and can look for traces of meth which is a huge expense if you find out afterwards
