Hi BP experts!
I heard that there are individuals investors who lend out money for purchasing. Hypothetically, If a traditional lender charged say around 4000 fees/closing cost etc and 5.5% rate along with a mandatory 25% down payment ; Are there individuals who can lend to the same person at better terms beating out the traditional lender? : Say maybe 4.5 % rate and 15 % down instead? .

@Lynsey Dreis Thanks for responding, the property is in south Tampa and is in a flood zone . I wanted to find out if I can convert it into a room ,extend the ac into that area ,electric outlets and then if possible add a restroom with shower. I am trying to extract hidden equity in the home and would like to get it done right, with all permit/paperwork for under $10,000 .
@Phil Weiler Super!! I am encouraged that there are folks who have done it. I will start looking for GC's . Would you know if adding a bedroom increases value , and if yes, how can I estimate the cost vs value added to the project?

A person can be a top investor but without attention to health both physical and mental , you will lose in the end, I know this from personal experience .Healthy eating habits ,physical fitness thru challenging workouts or yoga,what ever moves you!; and mental fitness -again what ever way you challenge it, meditation,music,painting ,learning etc. These are your body's natural defenses and enough peaceful sleep is very important because it is one of the components of this natural defense system.
Many cultures actually prepare for sleep time, like calming the mind via meditation, some folks pray to get into the zone ,some folks read or go for a relaxing walk before sleep time,drinking relaxing tea,stretching exercises etc.
These days folks tend to go to sleep right after Netflix, or video games or maybe stressing over a problem etc...what happens if you go to sleep that way is that the mind which is like a muscle could still be mulling over the issue, and that might carry over to sleep.
Ever notice how if you watch certain kind of movies or video games, you see some of that in your dreams?. That is the mind keeping busy during sleep time and that is not good. Or maybe one might enjoy that !! ,adventure during sleep time , just dont act it out on your partner ! lol :)

Any investorz who graduated from Old Dominion University? . Lets connect and exchange ideas and maybe help each other. I graduated from ODU in 2006 from the Engg mgmt program , I visited ODU a couple of times after graduation staying for a a couple of days to meet some friends. It feels like time stands still there which is not bad .
Feels good to walk around the campus , every time I visited , I took time to go for a relaxing run from the university down Powhatan Ave , run by the various mansions in that area and the first part of the run ends overlooking the Lafayette River ! Get some rest there and take in the view and then run back till Bolling ave ,turn right there and again that view of the Laff.river and the run ends there.A peaceful 4 mile run with a nice view at the end.
