Hi fellow BP members,
I am an overseas investor who's wanting to do fix and flip of SFH. I'm new to US REI. I have a property under contract in KC,MO and I have the majority of the requirements lined up to close. However, I am concerned about managing the rehab process remotely.
To mitigate that risk, I'm looking to either work with someone as a project manager on a part-time contract or partner up with a local on-the-ground investor. I'm open to negotiation on how they would like to be compensated and happy to involve them in my future projects.
Also, open to any advice from experienced investors on tips or techniques to manage a rehab process remotely.

Hi @Will Fraser, thanks for reaching out. I was researching markets for profitable margins on flips, median home prices (what I could do based on my excess liquidity) and other factors. OKC was one of 3 beachhead markets I identified.

Hi,
I'm a non-US citizen overseas investor based in Singapore. New to US REI Looking for hard money lenders who can lend to a LLC owned by an overseas investor with no prior US credit history. I want to acquire SFR flips and small MFR BRRRs in KC, MO and nearby markets.
I have the excess liquidity available to show the evidence of funds that should satisfy conservative loan-to-value ratio requirements. Hoping to find a lender here or a kind soul who could make a recommendation or introduction.

I'm Kumar. I'm an overseas investor based in Singapore who's new to REI in the US. I'm hoping to acquire SFR flips and small MFR BRRRs in Kansas City, St. Louis and nearby markets. I'm looking for realtors who preferably have experience with Out of State/ Overseas investors and as investors themselves. I'm happy to design profit-sharing or fixed fee incentives for those who could help project manage end-to-end from purchase, rehab and sale as well.
I'm also seeking to partner with Investors who would be open to working together on an equity share basis to help them scale i.e. I would put up the cash necessary for the deal excluding the debt financing. I do want to tap on the wisdom and experience who've already embarked on this journey prior.

Hi,
I'm Kumar and an VC professional based in Singapore. This would be my first foray to US Real Estate and I prefer BRRR or BRRR-Flip Mult-Family and Apartments.
I would like to partner with experienced investors in the BRRR strategy on an equity partnership basis. I'm geography agnostic as this be would remote or long-distance investing for me. I have ready access to the capital amounts in the title for the first deal and can scale aggressively for next deals if the first one works. This would work for those investors who have hard money or private lenders willing to do 80%/90% LTV. I'm willing to put that 10%-20% up for a % of equity.
The terms would be simple:
1. We would agree on a % of equity returns for me to cover the funding gap. I would expect to at least break even when we re-fi the deal with the rental cashflow providing the returns.
2. If I am unable to pull out all my capital: I would propose a temporary higher % of the cashflow until the capital is or expected re-fi profit is met.
3. You can roll-over what we pull out of my capital in the interim for your next BRRR deal. If it's short, I'll top it up.
This would basically be the MVP for a model of investing I'm trialling and If it works, I can scale the capital available to you pretty aggressively through my network.

I'm seeking local operating partners in the US who have experience in low or no-money-down multi-family and apartment BRRR deals to work with on deals and learn from them. Preferably, you have the experience, deal-flow and access to lending/financing. Agnostic on geographies.
I can fund out-of-pocket costs, and a percentage of downpayment or rehab costs. I can scale the capital deployed with partners pretty aggressively from first deal to successive deals from my paycheque and my network. I'm hoping to do at least one deal before mid 2021 which is when I aim to hit the ground in US personally and scale my investing activities with the partners. I'm currently based in Singapore.

I'm based in Singapore and am a VC Professional.Value+Growth investing styles appeal to me. I would like to add BRRR deals in the multi-family and apartments as a second engine with partners I can learn from. I hope to do one or more deals by mid 2021 since I aim to hit the ground in the US at that time and scale my investing activities.
