@Account Closed I am looking for wholesale deals for Buy and Hold in Sourth Jersey; currently looking into cities in Camden & Burlington county like Burlington, Riverside, Sicklerville, Clementon, Lindenwold and around there. Also for flips Willingboro, pine Hill , Cherry hill, Voorhees

In continuation of some points that other RE investors have made .
Cash flow per door needs to be looked upon along with Cash on Cash return.
$100 per door with a CoC above 15/16% in Amy market is awesome. Yes you can find deals with above 20% in return but they come at higher risks or a one time deal that lands in front of you and you are ready to grab.
Anything below 15% should come at some appreciation in few years.
I second @Matt Burr $5 or $500 the 18% is 18%
So we need to look at how much work your money is doing for you.

Congrats on your step towards your first deal
1. Lender
Are you planning to buy it cash and then looking for a LTV of 75% to refi it? Then you should not have any problems as long as you know that with the rehab work you added value which assures you get back your initial investment.
2. Contractor
This is always a tough one for the first timer or the savy investor.
Expecting to get a quote that you are looking for by just showing the pictures to the contractor is not going to work .
Even if someone agrees once they start work they will bring up or scare you with other things inside the house and the common excuse will be that they never saw the house.
Getting a referral is also challenging.
Btw - are you going to walk thru the house before you buy it , as it felt like you were not. That is something you must do for your first deal ... That's is to at least check out the house.

@Timm DeSalis Yes Cobbs Creek is something I want to look into, how is your turnover in this area? are you getting $200-$250 cash flow per door after PITI, PM, utilities, Vacancy & repairs

I am looking at a duplex in Euclid but is right on the border next to North Collinwood, its very close to E 185th street which I notice has plenty of shops.
In your opinion is that a doable neighborhood?

Hello Cleveland investors,
I am getting lead on a mixed use property in zip code 44112, i.e. East Cleveland.
Yes I know the rule, stay away from East Cleveland.
The only reason I reach out to you all is because this is literally on the last road in East Cleveland after which Cleveland Heights would start.
It's at the intersection of Noble Rd and Greyton rd
I wanted to get a perspective from fellow Cleveland investors on what you think. I have not run any numbers though yet.
