Caleb,  I am happy to refer you to a few management companies who might be good fits for you.  I used to own one of Atlanta's largest property management companies, having sold it last year so I don't have an incentive other than to help you connect with a manager who will be what you need.  If you also plan to renovate or remodel any of these homes let me know as our sister company is a licensed GC firm who works primarily with investors on just these types of reno jobs.

Hi Doug, happy to help or direct you to pros that can help. We buy for our own F&F fund and source for Invitation, Tricon, others and Marc is right, unless you have an army looking on the MLS...and we do...finding deals is tough. We do get some and there are tricks to it but we keep those close to chest and it is a full time effort. We are getting opportunities especially for buy and hold investors regularly and would be happy to push some to your group if you let us know your buy box. Hey John, I kind of echo what Todd said.  Having owned a PM company and also being on the investor side one thing that I know is that you get what you pay for.  Personally, I think property management is THE MOST IMPORTANT outsourced function an investor needs for a variety of reasons.  You should evaluate no only the actual costs of a manager but the opportunity costs or lost revenue of a bad one.  When there isn't any profit in management, you aren't going to get anyone to do the important things effectively that are required to find and keep good tenants and take care of your property.  I don't have a dog in the fight anymore as I am under a non-compete for management services but thought I would give you my input for what it is worth.

Ryan, I have a slightly different take. We invest in any opportunities throughout metro Atlanta. We have bought a fire-damaged house in Winder for $20k and a ranch in Buckhead we are popping the top on. Across the board, deals are there if you learn the market(s). That can often be hard in a city of Atlanta's size as it is hard to pick an area or property type and narrow it down. Whether on market or off, there are some opportunities for cashflow even in the SFR range depending upon your price point. I suggest you narrow your search area and price point. Happy to talk further with you if you want to pick our brains here. We invest for ourselves but also source properties for Invitation, Tricon, SFR3 and others. Best of Luck.

Emily, the advise above is good as interior waterproofing isn't worth the money...it is better to keep the water out from the outside of the foundation wall rather than to mitigate it once it gets through.  I am doing the exact thing on a home I bought in Seneca South Carolina.  Even if attempting to clear a french drain doesn't work...and it might not given it could be compressed or damaged by roots...(remember it is underground and nothing is going on down there to clog it in the first place other than settling) if you do decide to spend big to resolve, my suggestion is to excavate the exterior and properly waterproof again along with grade resloping and guttering as discussed above.  I would also try to see what possible liability or warranty the prior company might have offered and even possibly become more forceful with them to come back and fix. (A nasty letter from an attorney often had the desired effect.)

We have been in Atlanta 30+ years in RE and obviously biased.  We have worked with several of the big funds acquiring for rental and have our own fix/flip fund.  The metro market has good opportunities in both niches but definitely work with a group of professionals at least initially until you are familiar with the markets and values.  If I can help, please let me know.  G
