Pay him to manage. 10%. on that many units. plus agree to set payout for maintenance​ and materials​. save you money, and would get better rents, improvement​ of appearance​ due to mgmt .... i think the worst part for you would be taking 3p days to help him learn mgmt how you prefer. yes you may spend a bit on upgrades upfront, but im willing to bet that you would see a better improvement​ that way.

suggestion:

no arv 2/1 in neighborhood​ is 65k. plus city has an eastside initiative​ they are working on for properties. rent is way below market. 20 k includes my time since im a local contractor​. i can push my budget to 10-12k, for materials​ only if necessary​. however i dont like doing that since it is how i earn my living.

first, if you are inexperienced​ get someone who is experienced to work the floor with you. 2. 2 coats of polyurethane​ with a light sanding makes them seal complete​. better safe than sorry​. 3. watch while you sand, you Can burn the floors....
