@Berny Petersen. Hi Berny, The Atlanta market has definitely changed over the years. There are still deals in the Atlanta market, just a little harder to find. There's still a lot of fix and flip activity in the North Atlanta Suburbs but they are at a higher price point in relation to the rest of the Atlanta market. From the BRRRR standpoint, I've seen a lot of activity in eastern and southern suburbs such as Lithonia, Tucker and Henry County.

Hey @Angel Reyes.  Welcome to the BP community.  There are many strategies that you can use but I suggest that you reach out to @Curt Smith.  He's local to the Atlanta metro market and he's had lots of success in Buy and Hold with a unique prospecting approach.   Check out the link to another BP thread below:

Hey @Isael Galarza.  I would definitely suggest that you keep learning here on BP but also visit the local reia group here in GA.  Check out gareia (dot) org.  It's a group of experienced and newbie investors that don't mind helping each other grow in real estate.  You can get the majority of these questions answered at one meeting and there's usually no cost to attend.

Hey @Tareq Salaita. Depending on the size of the MF we could possibly help. We don't require W2's and we can close in an LLC. It would be a low doc loan, so we only have a few underwriting guidelines. We lend primarily based on the property. DM me if you would like to discuss in more detail.
