I would look for a company that you see frequently in the neighborhood. And its good to switch around every couple of years. I find most the companies get complacent after a while. Also, I would not provide lawn care. If its a small and simple yard, i would include it in the lease that tenant maintains the yard. You can buy a cordless electric mower for a couple hundred bucks nowadays. If you're planning to expand your properties, it will add up fast if you're providing lawn care for several houses.

Wanted to update this post about what happened. We ended up just listing it as a 4/1 and it sold and closed today. Didn't have to do anything about re-assessing it and the lender appraised and signed off. Don't know if it would have made a difference if we were selling in a different market, but it all worked out.

Hi all, I have a rental property that I'm putting up for sale in Snohomish county (Edmonds) in Washington state. When I bought the property, it was listed as a 3/1 but its actually a 4/1. When you look at the county records/structure info about the property, it matches my property, but one of the rooms isn't listed as a room. I want to sell the house as a 4/1, and my agent is suggesting that I just go up to the county recorders office and update the info.
Anyone done this before? Is it that simple? I'm worried about someone coming out to do an inspection and finding other issues and holding up my sale. Any help or info is greatly appreciated.

@Brandon Johnson that's sad that she did pass. You did the right thing, for you. This is what I love about real estate and entrepreneurship. Everybody can run their business how they want. And like you mentioned earlier, you made a big difference in someone's life when they were going thru a tough time. That is good!

@Brandon Johnson keep us posted on what you decide to do and how it turns out. This is a really tough situation and I would definitely not want to be stuck in this situation! Hoping I can learn what to do if this ever happens.

Never been in this situation but agree with Jeff B. You can file and waste your time or get that place as nice as you can and get it rented. And not only better screening but inspections will help and save you money. I dont have many places but it's in the lease that we do annual inspections. My places are also close so i drive by every few months to check out the property.
