Will Landlord be permitted (or will they require) to view the tenants annual 1040 or pay stubs or other proof of income?

Markets do adjust. Landlord find other ways of increasing the cash flow coming in or decreasing their expenses (deferred maintenance). One market adjustment is for existing Landlords to exit the market, leaving less experience Landlords to deal with the new restrictions. Other owners could convert some housing inventory to other uses.

Regardless of the amount of experience that I have or the wealth of knowledge that I gain/possess, I will never call myself an "expert" in anything.

A mentor once pointed out to me that "experts" get sued ... or at least asked to testify.

I want to stay away from that situation.

If asked, I will admit to being "experienced."

First, I'm glad you are alive even if you have continued pain.

Second, talk to other attorneys. Your current lawyer either seems to not put much faith in your case or doesn't need the work.

I've not experienced your situation and its been a long time since I've had more than a minor accident involving someone hitting me. It seems that this is the way things go. Delay. Delay. Delay.

In business, I've learned to celebrate when MY check clears the bank... not before.

Jon, thanks for the clear response covering this situation. I agree with your conclusion: not a good investment.

Consider also the price volatility discussed in this post. To make this work, the price has to drop by about 50%. What happens when "P M" needs to sell the property and interest rates are higher? Will P M need to drop the price to get the deal to work for the next buyer?

Richard, I've felt that traffic engineers should not be allowed to procreate just to be safe. You have identified a second class that needs the same restrictions.

You have to ask yourself what your peace of mind is worth. You have a tenant who is abusing your and your leniency to the point that you have to initiate legal action. You have vacated your own living quarters out of fear. Why are you putting up with this?

The Bank Stress Test is a joke ... or at best a PR gimmick. Regulators examine every bank on a regular basis and assign a grade to the bank. The lowest scoring banks get a review more frequently. Every bank reports its financial condition every quarter with lots of detailed information. The largest banks have the examiners in the bank offices every working day. Certainly the regulators are in regular contact with the biggest banks and also with the most troubled.

Beyond that, what exactly will the Regulators report? If they report that any number of these 19 banks are troubled and don't release a name, then all of the banks will be subject to increased pressure. The above mentioned "grades" (CAMEL ratings) are always kept private.

My guess is the public report will say that all 19 are strong enough to handle the future economic conditions. It will also say that the regulators (Fed and FDIC & Treasury) are ready and able to provide any necessary assistance. No bank names revealed.

A different spin on spending a TRillion dollars.

Just to understand very large numbers:

1,000,000 (1 million) seconds ago was about 12 days ago.

1,000,000,000 (1 billion) seconds ago was about 32 YEARS ago.

1,000,000,000,000 (1 trillion) seconds ago was over 31,000 years ago.

Our U.S. Federal Budget for this fiscal year is over $3.5 TRILLION.

That is spending a dollar every second for over 100,000 years.

and we will spend that amount every year for many years to come.

For the record, I blame both sides.

Thanks for the reply.

You should feel fortunate.

The condo of a friend suffered a lot of smoke damage as a result of a fire in the next unit and water damage since the fire dept went through his unit to combat the fire.

He then really suffered when the "Recovery" company came in and cleared out his belongings keeping many for the company. They recovered a lot of items for themselves. My friend even went to the Recovery company's premises and saw some of his items but the company denied that they came from the fire.

He suffered again in dealing with the insurance company. He was underinsured.

The kicker in all of this was the fire department was literally located across the parking lot from the condo (about 300 feet). The owner of the unit thought she could put out a mattress and drapes on her own.

If I drive to Milwaukee and buy a six pack of my favorite brew and pay for it with a $20 ... the one with Jackson on the front, would I get my change in Favre singles? Could I take these to Soldier field and buy a hot dog?
