Post: Any advice for Tax Lien starters?

Make sure you see the property, they could be inacessible or the property could be very damaged. Also, be sure you know the process for your state. In many places you will need to pay immediately after buying and will not be allowed to leave the building to get funds. There is usually some notification involved to make sure you can get the deed if they don't redeem.

If there is much equity or if there is a mortgage it is more likely the lien will be paid off. If the taxes are 1% of the assessed value and they have to pay the interest and fees it would still probably not be any more than 2 or 3% of the assessed value so it is in many owners interest to pay the lien to keep their property.

No experience before I started. I did a little reading and research before buying, but my first purchase was to be my own residence first before I made it a rental. In the months I was living there I read up on everything I could find about being a landlord and about fixing up a property (it wasn't in great shape when I moved in) I keep reading more and any time I have a question I can't find the answer to I ask BP and get lots of great answers back.

They have a new message about an amended settlement now. I am reading up on it since I installed drywall in one of my properties around that time. It indicates that the drywall could potentially damage the electric and appliances in properties. Is this something I should let my tenant know about?

03 Ford Taurus, 125k. I am in school right now and have to drive 50 miles to get to my properties so I haven't got a truck yet, I may get one later this year though, I am hoping to fix up 3 properties towards the end of the year to add to my rental portfolio and I don't want to keep trying to fit all my materials and tools in my car.

I have a couple properties and am trying to be sure they are up to code. I am not sure the right way to go about checking on this, I read through the state and city codes and I am unsure on a couple of parts of the codes. I had originally thought that the inspections I had done when I bought the properties would list any code violations that needed to be corrected, but I don't know if there is something more I should be doing. How do you inspect your properties for meeting building codes? I would like to do it myself, but I am confused by the laws as to what needs to be brought up to new codes when and what is grandfathered in, etc. Is there a good resource for this information that would be more clear than the exact laws? Should I hire someone to inspect the properties?

If it is a single pane window I would check on the pricing to get an insulated window installed there. If you are paying the heat bill, I would definitely work to fix that so your expenses decrease. I would not add a fence, just one more thing to maintain. Marc's suggestion of offering to install it at the tenant's expense seems reasonable. I would probably put the door in, you don't really know if he ever had one or not, but make sure you document it so he can't claim that again.
