Hey BP Community -
I purchased an 8-unit property in GA in March of 2021. I've since conducted $130k in repairs and ultimately doubled the rents and the asset stabilized in September of '21. Even though this has been a home run of a deal, I'm having difficulty finding a lender that offers a cash-out refi on the asset. Any advice would be much appreciated.

@Yin Wu - I've invested in Columbus since 2008. From a high level, it's a great cash flow market but the con is the lack of appreciation. I host a monthly Real Estate call with local and out-of-state investors to discuss happenings in the market and would be glad to add you.

I actually didn't know that we could hire our own estimator. Are these known as "Public Adjusters"? This process has lasted over the past eight months (the house burned down in April) and the insurance company that was processing the claim actually went out of business in August. We needed to restart the entire process with the new company that represented the claim and they ended up with the same numbers. Hence I'm now taking them to mediation.
It doesn't make much sense to me because our house is in Florida. We received multiple contractor bids and hired a structural engineer who created an official report that directed the contractors to conduct specific work. However, the insurance company doesn't believe the work needs to be done. With that said, we feel that we have a strong case against the insurance company. And my biggest lesson learned is to hire a structural engineer for these instances.

Curious to see if anyone on here has gone through a mediation with an insurance company claim? We have a house that was damaged by a fire due to the neighbor's negligence. We're almost complete with the rebuild but the insurance adjusters are only paying about 75% of the actual costs to conduct the reconstruction of the property.
Any advice would be greatly appreciated.
