The building's sensible heat load will be unchanged so the existing boiler will be sufficient. The individual room's sensible heat load is whats changing. So if you're making one room bigger and another smaller, you'll have to increase the size of the radiator in the large room and decrease the size in the smaller room. 

You can add radiators into the water loop but keep in mind if you add radiators to the system, yes those rooms will have additional heat, but it will be taking that heat from the rest of the system. 

Hope that makes some sort of sense....

When I drive around looking for possible properties to look into, i'm looking for a lack of maintenance. Long grass, litter, overgrown plants, anything that might give me a sense that the current owner doesn't care about the property.  Also I look for any postings on the front door. Maybe bank notices, or violations. 

I write down the address so i can do further research at home. I search the property on the State department of assessments and taxation to see if the owner's mailing address is the address of the property. If not, my guess is that they are an absentee owner.

Im new at this, but this is where im at right now in the learning process. I have yet to look into buying lists from anyone.

Is the rent covering your mortgage payments plus more? What are the comparable rents in the area and is the current rent below the average? Could you improve the house and increase the rent? Do you have a lot of equity in the house? Could you get a home equity line of credit to put towards another investment property? 

A lot of questions, but maybe it will get you thinking of other possibilities rather than selling. If renting is producing a positive cash flow, I wouldnt sell.

In my experience of designing boiler systems, the expansion tank is always on the supply line. So in your case, the large white pipe is the hot water return. Your system is a hot water system typically supplying water at 140 degrees. A steam system will not require an expansion tank.

I'm a mechanical guy and couldn't tell you what is sticking out that junction box.

I've read several other threads regarding this topic and there's several things that are pretty clear...People keep arguing the fact that no investment property should cash flow negative, and i agree. On the other hand, a primary residence is not an investment, its an expense. "House Hacking" is a way to lower your expenses of your primary residence to potentially free up your income for other investments. 

Once you move out and rent the unit, the duplex will become an investment property that hopefully cash flows positive if you make the numbers work initially as an investment property.
