Congrats on having the ambition for real estate investing!

Have you considered all the additional liability youre taking on as being a landlord of a fourplex? Will your income be able to cover anything that happens to go wrong with the property like a broken water heater and just basic maintenance? What if the current tenants decide to move out and your left with a vacant building, who's going to pay the mortgage then? Also, you will also need to have 3-4 months worth mortgage payment reserves in your savings to be able to close on a property. 

If i were you, i would continue to save all your money while learning as much as possible about real estate investing.

Welcome to BP! Im only 3 years into the cubical life and i cant take it for another minute. Finding BP has been a huge eye opener knowing there is something out there that i could do that doesn't involve sitting at a desk.

@Nathan Paisley unfortunately, i'm neither. 

If you're looking for boots on the ground investors, definitely do some searches with Maryland/Baltimore keywords...you'll find the bigwigs of this area pretty quickly

Why not try marketing around your area? Meet with other local investors...people that would be buying your wholesale deals. Having a solid network would benefit you tremendously.

Investing across the country sounds crazy...what if the deal goes bad and youre stuck with a property you cant sell thats thousands of miles away?

Aaron talks about how he managed to wholesale a property from across the states without even seeing the property or meeting anyone involved in the deal. 

Id think this would be a VERY risky way of investing compared to methods but it can be done...

Depends on what you plan on getting out of real estate investing. Are you looking for passive income through rental properties? Are you looking for that big pay day with flipping? Do you want to focus on a marketing campaign to hunt down wholesale deals? 

I would figure out what interests you the most and start doing a lot of research. Everyone has their "niche"...whats yours?
