Hey BP,

I'm under contract for a commercial lot that was going to be a housing development but I'm turning it into a very nice mobile home park. It suits the area better. I want to establish really great park rules before I start moving in my own MHs to sell, rent or let anyone else move theirs in. I want to keep the park clean and inviting so fill it up quickly. Does anyone have any links or suggestions on where to get a good outline that I can edit?

Question about The Millionaire Real Estate Agent. After reading 'doing the math' a couple of times I noticed that a broker split isn't taken into account in the GCI or COS, the only split that is mentioned is a split with a buyers agent. Still looks like a great model to follow and you have to broker with someone. Just making sure I'm not missing the broker split somewhere. Any feed back would be great!

Hello BP,

I'm looking for advice on where to start investing in duplexes in the DFW area. I'm moving back to DFW from being stationed overseas and want to house hack for awhile as I attend school. I see that the entry levels in Ft. Worth are much lower than Dallas and the choices are much wider. However, I don't want to lose out on the better appreciation rates that Dallas has to offer. If anyone has any advice for me I'm more than open to ideas and discussion. Thank you very much for taking the time to read this post.

I had a foundation problem in my home, mostly during the summer, in Flower Mound, TX due to the drying out of the ground there. We ran a soaker hose around the base of the house and ran it for the first week about an hour a day then after that 20 min 2-3 time a week. The house settled the cracks closed up and we haven't had a problem since. Also, you could consider putting down some landscaping with wood chips or something to regulate you moisture level under the house.

Hello everybody,

I'm looking into getting into duplex and mobile home investing in Texas. I'm also currently serving overseas (Japan) and looking for some back and forth conversation about real estate. I feel like I'm reading all of the same things now and I really want to jump into this. I can't believe how many people on this site are in the service!
