Hey William, PM me and I'd be happy to send you a couple example contracts we use to wholesale. To answer your question about assigning contracts we just have an assignment contract that we have the buyer sign. If the assignment fee is a substantial amount we may consider double closing so that the end buyer doesn't see the assignment fee, but in our experience, I agree with Jackson above, most flippers don't really care what you make on the assignment as long as the numbers work for them. Remember as a wholesaler you are making it really easy for a flipper to get a deal. You're serving up a sweet deal that they didn't need to do any work to find. So I wouldn't worry too much about its. Most wholesale fees are going to be like 5k-15k which flippers expect to see as the wholesale fee.

For Title Companies, there are some really good ones that work a lot with investors. We use Elevated Title (ask for Bryce) and Richland Title (ask for Charity). Some other ones that other investors use are GT Title, Old Republic, and Novation Title.
