Part of rock bottom is the consequences you experience for years of action/inaction. You aren’t throwing him out. His actions are. You’re just a facilitator. Think of it like a vending machine. Money in drink out. When the money doesn’t come in, the drink doesn’t come out. Is that fair? Yes.

I have to agree with the guy above. How good can you possibly be as an agent if you’re so mean? Three different posts on here trying to make a kid fresh out of high school quit real estate. Like, actually stop. Get off BP if that’s your aim. Hurt actual people in real life instead of aiming all your hurt at a kid across the country. I have a feeling there are victims in your future too. Maybe not financial victims, but with the way that you swing down on kids that are trying to learn I can’t imagine you have a whole lot of healthy relationships. Get a clue.

Just curious, why do so many investors assume cap ex comes out of cash flow? I see a lot of people say that. My cash flow is after I’ve saved 30% for future cap ex. I don’t call it cash flow unless it’s untouched capital.

Yeah, I remember the 60s too. Being a man meant being mean without consequence. I’m sorry your parents didn’t hug you enough, Baby Boomer. But while you were busy wishing you didn’t have to stuff all your feelings inside, the world changed. It’s completely okay to take it easy on newbies. Especially one outright admitting he made a mistake.

As for going out and getting stung before I can have a voice in the conversation...thank God men and women have died for me to have the freedom of speech I so willingly use to tell you that you can either be kind and change your mentality, or you can watch reruns of M.A.S.H on your deathbed with no one around because you were a “man” to the end.

Personally I prefer kindness, and helping 19yr olds that are interested in real estate.

I see a lot of older investors on here talking down at this guy, like yourself and others, and just think it’s harsh and uncalled for. Every investor preaches the importance of action and getting into the game. Here we have a brother that’s trying, and you can tell by his attitude he’s humble and willing to learn. This is a group made exactly for that. Take your snide comments and bad attitude somewhere else if you’re just here to feel superior. Yes he messed up. Yes he makes other investors look bad because he messed up, but I guarantee he’s learning and won’t make the same mistake again. Some of you old timers don’t remember feeling incompetent and it shows.

We are in agreement there. If a preacher is forcing giving, he doesn’t understand scripture. My old pastor used to say, “This is an opportunity to continue your worship by giving. If you don’t want to give then please don’t. We don’t want anyone’s money if it’s given out of a sense that you have to.”

That always felt like effective truth to me.

I totally agree that we aren’t under the law any more and that Jesus came to fulfill the law, but in some ways his grace wasn’t a release from behavior but a fulfillment of it. What I mean is, before Jesus God said not to commit adultery. Under Jesus, and the New Testament grace, to look at a woman with lust is on par with adultery. In the same way, God commanded 10%. Yes at the time that was God’s tax on Israel to concede to the nation, but in the New Testament Jesus comes to fulfill giving as not just a 10% of what you have, but to give from the heart. He says the pharisees did what was right in giving their tithe but they failed to do the more important matters of the law, which were to love others. So Jesus does affirm tithing, and even goes so far as to say if you have two coats you should give the other. I don’t think Jesus’ grace means we arent subject to giving, I think it means that we aren’t just to give, but to give from a worshipful heart. In other words, New Testament Christians gave of all they had in order that those with need would be taken care of. I completely agree with what you’ve said though, if you’re giving because someone told you to you need to stop immediately. But for those in Christ, that won’t be the issue.
