Anyone saying there’s not enough meat in this deal started investing 5+ years ago when there was a lot more risk (people didn’t believe in real estate as much) and a lot more properties. To cash flow at all and be able to essentially live paying your own rent into your business is a sweet deal. You’ll learn as you go, and you may have things you look back and wish you’d done differently but I don’t thing you’ll have regrets. How many people get to live for free paying themselves and their dreams?

It doesn’t sound like you’re bragging at all. When you can give the facts without have to exaggerate, and when those facts motivate everyone in the room to be more like Christ, you’re doing something right.

Thanks for all you’ve done. And for setting that standard. It’s clear how much you love those in need. I really want to be able to do the same.

Tithing in the Old Testament was a matter of tax for the nation of Israel, and now it’s a matter of the heart, but it still means a tenth. Anything over that in my mind is just outright generous and an offering before God.

I’d eat the 40k mistake, take it as a lesson moving forward (if you plan to own more rentals) and let it continue to appreciate/grow. No need in getting rid of a house you know and understand to using the cash to buy one you’ll have to learn. It will probably be easier to manage from out of state since you know it’s quirks.

At the end of the day your are selling a service. You give me money, I give you a place to stay that’s warm and safe.

In the event you aren’t giving them a warm and safe home for what they are paying would they be cool with it? No. They’re paying X amount and they DESERVE what you agreed upon no questions asked.

It’s the same in reverse. You’re just better off than most of your tenants so you’re having a hard time seeing clearly.

I’m more wealthy than all of the employees that work for the property management company I rent from. I treat all of them with respect and pay my rent three days early. They continually offer my wife and I discounts to keep us because we are their moat responsible tenants. If I came home to roaches and a giant hole in my ceiling they would be meeting a very different version of Kyler Cook three days before rent is due. Right is right is right. If they can’t handle the agreement they entered into they can deal it the consequences.

I agree. I want Gods full blessing on everything I own. But it becomes gray area when you start to consider all the different ways you technically profit on real estate.

I believe it was already addressed, but Jesus affirms the tithe to the Pharisees. I do believe you’re right, it needs to be given willing and generously instead of out of obligation. But is definitely there scriptural. Either way, I won’t just another Christian for arriving at a different perspective on giving. It’s not the central theme of the gospel to give 5 or 10%.

I love seeing other believers being faithful with their rental real estate portfolio. Makes it that much more exciting to join you all soon! I’ll be tithing on the profit and then in the end when the property sales on the appreciation I think. I liked the way the gentleman put it above

Hey Friends,

As a Christian I am curious how other believers go about tithing on their income. I believe the Bible gives clear direction that we are to tithe on a tenth of our gross income. However, I’m confused about how it relates to small business income. Gross profits before expenses work differently inside of a real estate portfolio (including appreciation) and I’m wondering how you go about honoring God with your increase? Thanks!

Sounds like you learned a lesson, but also, you’re an investor that’s making bids based on numbers. If they want more than makes financial sense then it’s better for them not to choose you.

Everything depends on condition. There are houses built in 2018 that I would tell you to pass on. And houses built in the 1800s that make perfect sense.
