This makes me sick. I’d hire. Team of people to go in and squat on the squatters. I’d hire kids to throw eggs at them everyday when they walk outside. I’d sneak in and board up the main door and say you don’t know who did it. Something. It makes me sick that we live in a world where this kind of behavior punishes the good guy. All I can say is that if you keep with it this will be in the past and you’ll go on to be a millionaire at the same time these dumpster divers are trying to steal copper at 3am stubbing their toes in the darkness.

Based on this thread, I’d say a few things. Contractors want to make money without getting cheated and investors want to make money without getting cheated. There are cheaters on both sides, and you have to be careful on both sides. Any contractor in here saying they demand 50% doesn’t understand that investors have been cheated. Any investor saying they don’t pay a dime until they see finished work doesn’t understand that contractors have been cheated. We don’t live in a world of black and whites. You have to be willing to do your due diligence and find people you can trust. Ultimately, work with contractors that you can give 100% of funding up front and trust they’ll do their work. Work with investors where you don’t have to ask for a cent until the work is completed because you trust them.

Depends on the area it’s in. 100$ isn’t great, but if the area/market is poised to go up in a few years and you get more appreciation and rent why wouldn’t you? The house is completely remodeled so you won’t have anything scary happen. Seems like a great chance to learn the game! It’s not 1% but it’s a starter home that’s only going to appreciate in the 10+ years you hold it through the next cycle.

To be honest your either really confused or fishing for compliments. If you wanted passive income you’d delegate yourself out of work. You’re the exact opposite. So either you want people to dress you up with compliments about how hard you work, or you don’t understand fundamental real estate concepts, all while managing 30 units....

Something tells me you know what you’re up to here, Compadre.

Advice: find a property manager and stop pretending you’re the only one that can run your properties well. There are different degrees of what well means, but your goal of becoming passive only happens one way.

Yeah, depending on what your goals are in having a pet it makes sense to have a lot of different breeds. I’d love to have an Australian Shepherd, but is never have the time to train them and work then like they need to be mentally healthy. That’s what people forget. Lots of these smart breeds need to be challenged to be good pets.

Some dogs are bred for war. Some dogs are bred for aggression. Some dogs are defense dogs. Some dogs are high needs discipline dogs. Some dogs are large. Pit bulls are the intersection of all of these categories. No different from Doberman/German shepherds/Rots.

Chihuahuas are much more likely to attack you than pit bulls, but do significantly less damage.

It is factually scientifically true that men are less risk adverse and women are more risk adverse. Likely a result of testosterone and the desire to test ourself. Your wife if a benefit to you to help mitigate some of your ambition. If you believe flipping and Brrrring this close to a recession is your way out of debt while wading in 60+ of it Is very much consider hearing your wife’s wisdom. No reason that you can’t wait two years to get in in a better circumstance that won’t leave you worse off than when you started. My vote is with your wife.

Definitely take some time to learn before making a serious move. Having almost a million dollars just handed to you is bound to create some flippancy in how you spend it. Make sure you’re educated and have run your numbers a thousand times before making your move.

Hey Everyone!

My brother lives in a very high demand area (State College PA) and wants to convert his garage into a rental/Airbnb option, but he’s experiencing difficulties with the cities. They’re telling him his garage is too large as an independent dwelling. They’re calling it the mother in law suite code violation?

He’s asked to attach his garage but they still won’t let him do it? Any ideas? His neighbors just do it illegally, and he’s paying for his high virtue.

He needs help, and I know you guys are the folks that have thought of tons of options!
