@Maria Osokina and Aaron, this is a very smart and savvy approach. Everything you mentioned above makes sense to me. One thing I would mention, though, is find a home where you can force appreciation and/or has a high rate of natural appreciation. If you intend to sell your house in the short term especially, this will be greatly beneficial "icing on the cake." Good luck!

@Kamldeep Singh thank you for sharing. First, I would highly recommend reading Set for Life by Scott Trench and The House Hacking Strategy by Craig Curelop. This books are very strong fundamentals that walk you through this journey. One thing I've learned when starting out is to look at things one step at a time so as not to get overwhelmed. Another thing I would mention is make sure you find a good agent--interview a few. Good luck!

@Shaun Nichols I appreciate your willingness to share! I think that your reserves depends on the age of the property and current condition etc. That being said, $10,000 is my typical number, then I add to it monthly depending on the age of the property. In terms of next moves, I would weigh the interest rate versus rate of return on another investment. If your return is higher, it will pay for your debt and then some!

@Ken Snyder this sounds like a great idea! It's a win-win for everyone. Plus, if you decide to move after a year, you can still rent out the other unit and have someone you trust nearby to watch the unit. Good luck!
