Hi Victoria--these are excellent questions! I recommend looking at at least 3 sites before determining a price: zillow, craigslist, and hotpads. I personally like hotpads the most because it shows a map where you can really hone in on a specific neighborhood's value.

Outside of these websites, I would also recommend seeing if you can work with a local real estate agent and have them send you rental listings within a certain area or fitting your criteria. This is a great way to cross reference pricing.

@Kevin Paglia, that's a great book choice! I'm currently in the process of buying a house hack in Denver, CO. My experience at the moment has taught me that there are ways to finance at a lower interest rate and get rid of PMI at closing, thus increasing cash flow. Working on seeing if I can get the seller to pay the costs of doing so at closing to leave me with $300 cash flow while living in the SF home with 3 roommates, then when I move out the cash flow will be about $600.
