Great house with multiple options! You can flip it with $29K in repairs, or rent it for closer to $20-23K in repairs for $1300/mo. No need to over improve, as sales and rental comps are clean but not really updated at all--they all have popcorn ceilings and formica counter tops. Houses are going quickly in this subdivision, selling and renting in 23 and 18 days on average, respectively.

Rehab will be every bit of $150K (I have a verbal from a GC and am awaiting the full itemized bid), but the return for cash or hard money is VERY solid--and it will hit the market right at the perfect time of year!

The biggest negative about this property is that it was built as a 2 bedroom home. However there is a perfect place that can be converted into the 3rd bedroom.
