We have been informed, and verified, that Blacktip has approximately 30 cases in litigation in Lee County, and approximately $150,000 in accumulated judgments against it. Of the cases pending in Lee County, there is an active case, whereby the Plaintiff is alleging approximately 5 million dollars against Blacktip, and one alleging $150,000.

There may be more cases, judgments, or settlement agreements that we are unaware of.

Since making this post I've received over a dozen messages from people dealing with the same issues with Blacktip Contruction. I'm thinking we should open a Whatsapp group to stay in touch?

I thought to open a new thread about Blacktip Construction Group who has taken peoples deposits. Many people were recommended to Blacktip Construction by RTR and SWFL Advisors. More of more people have been bringing up the fact that Jeff Beach has taken money from them. There was a investment that was advertised by RTR and SWFL Advisors and they referred us over to Blacktip Construction Group. We were told to buy lots and then sign contracts to build with Blacktip. Jeff Beach the owner has taken deposits for over 2 years from clients. He is known not to answer his phone, rarely respond to email and has multiple litigation's against him. If you have had problems or been a victim of his company this would be a great opportunity to share your story and come together. He took 56k from us, justified it and only pulled permits.

Hi everyone, I made a post in another thread. If anyone has problems with Jeffery Beach at Blacktip Construction, please reach out. He's a terrible person. I've been strung along by them for over a year. We gave him 56k in deposits and he will not even pick up his phone or engage in a conversation. We have not been able to secure financing and had conversations about it. He is not trustworthy and i would stay far away from that company.

I'm also curious myself. I'm using rent to retirement for 2 new builds with Beaty and so far the experience has been good, however curious to compare apples with apples.

Hey community, i wanted to chime in on this thread. First want to say thanks for all the posts, it helped me make the decision to move foward with new builds in Cape Coral. I just started the process and so far its been seemless. Im buying my dry lots for $50k now, all the available dry lots were around 49k-50k and water lots were 60k-75k. Seems like prices are going up more and more. My total all in lot and build are looking around 300k. Rent to retirement referred me to a lender who does 90%LTC so only 10% down with i believe was 8-9% interest. Im assuming my out of pocket costs will be about 80k ish. (50k lot + 25k new construction loan and any other interest and loan fees) 

After only one day of filling out my credit app i was approved for 3 new builds. I was so surprised i decided to do 2 builds. So far we are just about to open escrow on my lots and its probably hasnt been more than 2 weeks between my first conversation with rent to retirement and where im at now. Its been moving really fast which i love. Everyone is fast to respond and fast to take action. They really nailed it to make it as simple as possible and answer all your questions in all the pdfs and documents they provide. If anyone has any questions, I'd love to share my experiences along the way.

Single-family residence private money loan investment.

Purchase price: $740,000
Cash invested: $160,000

bought my neighbors property with hard money, i rent it out and cash flow $200 a month, but now i own my 12 acres between my house and my neighbors

Single-family residence buy & hold investment in Penn Valley.

Purchase price: $300,000
Cash invested: $128,000

Finally finished and got a 550k appraisal. i split into a duplex and getting $3400 for rent, and 200k back on my cash out refi. I'll leave about 30k in on the deal and cash flowing $800 a month

What made you interested in investing in this type of deal?

off market deal and saw an opportunity to split a SFH into a duplex.

How did you find this deal and how did you negotiate it?

My lender sent it to me, and i negotiated directly with the seller

How did you finance this deal?

hard money and i offered the seller 40k in bitcoin on the side.

bought this as a semi distressed property, just did our BRRRR and pulled out $99k

yes, we had it immediately appraised at 400k at the time, and we put about 20k in the remodel

BRRRR's out almost our whole investment
