I suggest this specifically because for someone like yourself, who you said has a lot of money tied up in student loans and child support etc., gaining enough capital to flip houses or buy rentals may be hard to do. With land, you don't need much capital to start, you simply have to find the properties that are unwanted such as properties of a dead relative which have been collecting unpaid back taxes, or land that has been unattended for years and people don't even realize they still have it. By offering to take it off their hands for a low price, in their eyes they see it as a free paycheck and on your end you acquired the property for a great deal. The next step is to market the property to places where people are actively buying land and find your profit. The secret is that the land you are buying was never on the market in the first place, so buying it cheap and putting it on the open market instantly increases the value.
