Hey Mike welcome to the community on Bigger Pockets! It's cool to see another young guy like myself who is interested in the field. You mentioned how Humboldt is pretty rural and undeveloped, have you ever considered investing in land? Flipping land can be just as profitable as housing without the unwanted stress of tenants, time-frame's, and budget. Good luck with your goals!

Congrats on becoming a part of BP! I'm new to the site as well and I've already come across loads of valuable information. I noticed you mentioned that you've heard the horror stories of property management but that you're interested in passive income. One of the great areas of real estate that I've come across that generates a strong flow of passive income without the horror stories is the buying and selling of land. There's no dealing with tenants and the time consuming effort necessary for property managing. It's a great untapped market with a lot of potential. Hope this helps a bit! Take care
