Just read that Elon Musk is encouraging and contributing to the growth of the Brownsville/South Padre area.  I don't know anything about this area; could this possibly be a good place for me to begin out of state investing?  Anyone have more details? 

Thank you @Paul Moore, I will follow @Brian Burke and continue studying.  I am very interested in CA or AZ, and I have decided I really do want to stick with 2-4 unit; I think that would be the most wise.  Now I just need to find the right property to utilize this first $50K to get started.  To find an opportunity in another state I think I need to find a team of people I trust in AZ. 

Are there cash flowing and appreciating opportunities in OH?  I get concerned that something less expensive in the mid-west won't have the appreciation.  Thanks @Brandon Sturgill

Yes, finding something under market value and rehabbing to full market would be amazing.  In CA here, even the rehab locations are selling for way too high.  

What is the best way to find opportunities like this out of state (I do like AZ a lot); basically finding a good team in AZ to locate and manage?
