Based on that layout, I would definitely try to expand the bathroom - at least to get a larger vanity in there. Are you flexible with the plumbing fixture locations?

We have a really great agent in Mount Vernon, but they service properties around the state. I’ll DM their contact info if you like. They also have a promotion going this month - I think it’s something like a $10 gift card for every quote.

If the numbers work, sure! Just add it on to the sales price, as the taxes will be paid out of the seller’s proceeds at closing. The numbers you gave would be a nice spread in my market.

@Meredith Fox yes - on our last MLS purchase in the Falls, we put an offer in the day it listed, and there were already 3 other offers on the table. I'm convinced we only won that one because we could close in a week. It's very competitive these days!

@John Trinh - I’m glad it was helpful! What markets are you looking at specifically? It is getting harder to find deals around our area due to lots of increased competition these days, but they’re still out there!

I prefer the Redfin app for more accurate info and better search capabilities than Zillow, but it’s not available in all areas. You can search by pending sales, by recent price reductions, etc. Realtor.com app isn’t bad either, but can be buggy.

@Lesley Resnick - it always amazes me when the neighbors complain about work being done. Most of the time we get extremely positive feedback from the neighbors, thanking us for cleaning up the neighborhood. But with our last house the elderly lady next door called about every week to complain about something, from the contractors smoking outside to tree limbs she thought we should clean up. I always wanted to ask her why she felt like a couple of months of construction was worse than continuing to let the home be a drug house and neighborhood eyesore...

Yes, it’s called a non-renewal notice; if you search for that term you should be able to find one specific to your state. In Ohio we send at least 30 days before the end of the lease.
