@Jamie Jones I have no idea if these people are investors as well, but I shall find out once I make the calls. Lol
On advancebackgroundchecks.com I am not paying any fee. I just put the last name and the city where they reside and it gives me all their info including relatives. Kind of creepy but interesting. As far as how correct the info is, I have no idea.

Hello BP,
I have found several homes driving for dollars and have searched on tax records for those owners. I also found their phone numbers on advancedbackgroundchecks.com and am looking to call them and ask if they are interested in selling their property. I am looking to flip these properties as they are either distressed properties or vacant looking homes. Not going to lie, I am super nervous about calling them without sounding like a creep.
So my question is, when you call homeowners asking them if they are interested in selling their properties, do you have an elevator speech? If so, can you give me an example of what you are saying without sounding like you just searched their whole life and sounding like a creep?
What is it that you say to sound professional (as an investor) without them thinking you're just bluffing?

Oh man no no. Dont misunderstand. When I first started the first thing I did was sent a whole batch of direct Mail out and within 3 months I made my first deal of $14,000 my second direct mail marketing landed me $20,000. By all means do direct mail. That doesn't mean I don't hate it with a vengeance.
Now you're talking! Lol.. but I can definitely see where you're coming from.

@Jerryll Noorden I definitely understand your hate for Direct Mail marketing. I agree with you 100%, but if I don't give it a shot then I will never know if my results were successful or not. I plan on sending mail for the next 5 months to see my response rate. If I can just land 1-2 deals within those 5 months then that should pretty much pay for itself on all the marketing that I am going to do. I appreciate the info. I will also look into the SEO, as I've heard from many that its been successful to them, including you. Wish you all the best luck! Good job on finding something that best works for you!
